Study of Multi-Apartment Buildings

Considering that a significant number of residents in Latvia live in mass-built buildings constructed in the 1950s to 1980s, and these buildings have been in operation for an extended period, it is necessary to determine the technical condition of the building structures and their nodes. This will facilitate timely decision-making by building (apartment) owners regarding the implementation of necessary structural reinforcement works, ensuring the appropriate and safe continued operation of the buildings. Therefore, the Ministry of Economics plans to conduct a comprehensive study of the mechanical strength and stability of all series of multi-apartment residential buildings by 2025.

Under the leadership of the Ministry of Economics, a study has already been conducted on buildings of series 464, 467A, 103, 602, and 602P, and an examination of balconies in series 316 and 318 has been carried out.

The documentation for the comprehensive study of all multi-apartment residential buildings includes:

  • In-depth examination of building structures and an assessment of their compliance with the requirements for mechanical strength and stability;
  • Preparation of standardized solutions for strengthening the nodes of load-bearing structures (foundations, walls, slabs, roofs) of residential buildings based on identified problems during the inspection;
  • Informative materials for the in-depth technical inspection (technical study) of load-bearing structures in multi-apartment residential buildings;
  • Proposals for the operational terms, maintenance, and conditions for load-bearing structures and their nodes in multi-apartment residential buildings, specifying instances where structural reinforcement works are mandatory.
