On March 6, 2023, notifications were sent from the Building Information System (BIS) to homeowners and apartment owners regarding overdue deadlines for periodic inspections.
We would like to inform you that the BIS includes functionality that, within a specified time period, sends reminders, including the need for visual inspections.
This functionality has been developed based on the Cabinet of Ministers Regulation No. 907 of September 28, 2010, "Regulations on the inspection, technical maintenance, and routine repair of residential buildings," which sets specific deadlines for the visual inspection of certain building structures, equipment, attached land plots, etc. For example, according to point 11.1 of these regulations, a visual inspection of foundations should be carried out once a year.
Please note that the system's reminders about overdue inspections are designed for the convenience of BIS system users to promptly monitor their execution, considering that the visual inspection of residential buildings, their equipment, and utilities is one of the mandatory tasks in the management of residential properties.
Notifications about unperformed inspections are received because, from March 1, 2023, housing matters are handled through the BIS. After information is entered into the BIS according to the current visual inspections, the system will calculate deadlines accordingly.
Additionally, we draw attention to the fact that these reminders about overdue inspections are informative. It is the responsibility of the person managing the residential building to perform such inspections.
